The four people who do the work

Four people work at 148 Bellamy Street. The six services are divided between them, so every service has someone whose day it mostly is, and a visitor always knows who that would be.

    Principal broker and valuations lead

    Carries out the market appraisal visits and signs the written appraisal that follows each one. Every figure in it is tied to named comparable sales, and where the evidence is thin the appraisal says so rather than filling the gap with an estimate.

    Buyer representation lead

    Takes the written brief from a buyer, runs the search across listed and off-market stock and handles the negotiation. Conveyancing, surveys and lending stay with the buyer's own professionals, and the role is explicit about where its work stops.

    Lettings and tenancy manager

    Runs the managed portfolio: rent collection, scheduled inspections and contractor instruction within a limit the landlord has agreed in advance. The role is explicit that the agency acts for the landlord and is not the landlord, and that a tenancy dispute goes to a solicitor.

    Listings coordinator

    Prepares the particulars, the measured floor plan and the photography, and schedules accompanied viewings. Everything that goes into a listing is checked against what was measured at the property rather than against what an earlier listing said.
