The brief is agreed in writing before anything is marketed

Halstead Row Property takes the brief in writing, confirms the scope and the fee before an instruction is signed, and begins only once both have been agreed.

Three of the six

Every service has a written scope and a published fee. The three below are the ones most first enquiries start with; the full six are on the services page.

  • Market appraisal visit

A visit, measured notes and a written appraisal citing the comparable sales it was drawn from.

    $265

  • Seller representation

Listing, accompanied viewings and offers handled in writing, from instruction to exchange.

    from 2.4%

  • Lettings management

Rent collection, scheduled inspections and an itemised monthly statement for a landlord.

How Halstead Row Property works

The brief is taken in writing first, with the address, the property and the timing recorded, and read back before anything is marketed. The scope and the fee are confirmed at that point, and work that turns out to fall outside the instruction is re-quoted rather than quietly added.

The buildings and the rooms

Eight photographs. The captions say what each one shows, and none of them is presented as a property sold or let by Halstead Row Property.

  • A large period country house seen across formal lawns and clipped hedges.
A period house photographed from the garden side, elevation and grounds.
  • The textured concrete facade and flat roofline of a modernist house.
Construction and condition are recorded in the appraisal notes.
  • A tall brick and concrete condominium building seen from the street below.
An apartment is appraised against sales in the same building first.

The people who do the work

Four people, each concentrating on part of the six services. A visitor may ask for a particular one through the contact form.

  • A wooden staircase rising through the panelled hall of a period house.

    Imogen Bassett

    Principal broker and valuations lead

Carries out the market appraisal visits and signs the written appraisal that follows each one. Every figure in it is tied to named comparable sales, and where the evidence is thin the appraisal says so rather than filling the gap with an estimate.

  • A curving wooden balustrade of arched balusters against a pale plastered stair wall.

    Desmond Achebe

    Buyer representation lead

Takes the written brief from a buyer, runs the search across listed and off-market stock and handles the negotiation. Conveyancing, surveys and lending stay with the buyer's own professionals, and the role is explicit about where its work stops.

What customers have said

  • The appraisal arrived in writing with the comparable sales listed underneath it. I could see exactly where the figure had come from.

    Marguerite D.

  • Nobody promised me a sale or a date. The fee, the scope and what would happen next were all written down before I signed anything.

    Owen T.

  • The brief I gave was read back to me before the search started, and I was told plainly which parts of it the budget would not reach.

    Priya R.

Four questions, answered plainly

How should a visitor choose a service?

Start with the service descriptions and the fees on the services page. Contact the agency when two of them appear equally suitable.

Are the published fees final?

A published fee applies to the scope printed beneath it. A fee shown as a percentage or beginning with “from” is confirmed in writing before an instruction is signed.

Is a market appraisal visit the same as a valuation?

No. It is a marketing opinion prepared for a seller or a landlord. A valuation for lending, tax or probate purposes must come from a qualified valuer or surveyor, and the agency does not carry one out.

Does the website complete a booking?

No. The website sends a contact request or directs the visitor to the configured Book destination; it does not confirm an appointment.

A question about a service, a property or a fee

The contact form takes a question and sends it to the agency. Book goes to the arrangements page; neither one confirms a time by itself.

Occasional notes from the agency

An email address only, used to send occasional notes about the agency. No offers chased by a countdown and no third party.
